Vanilla, or white box buildouts provide commercial property owners or tenants with a minimally finished shell that is ready for tenant improvement. As general contractors, we usually demolish an existing space down to the studs and build out a new space; but in certain retail environments such as strip centers, we can build these from the ground up.

Don’t let the minimal construction fool you, though. Although the space lacks finished walls and flooring, the electrical wiring is pulled, an HVAC system and ductwork is installed, and gas and water lines are present. Everything is always up to building code and ready for the tenant and owner to work out the improvements, with a clean, blank site to design according to their specific requirements and preferences. We are able to self-perform many of the needed tasks.
